Why Roof Leaks Are Hard to Find
Water Travels
Water entering your roof doesn't fall straight down. It runs along rafters, pools on membranes, and finds the lowest point – which might be metres from the actual entry point. A leak appearing over your bedroom could originate at the chimney on the other side of the house.
Intermittent Problems
Many leaks only occur in specific conditions – wind-driven rain from a particular direction, when snow melts, or when gutters overflow. A roof that's dry during normal rain might leak badly in storms.
Hidden Entry Points
Water doesn't always enter through obvious damage. It can seep through hairline cracks in flashings, under lifted tiles, through degraded mortar, or via failed sealants. The entry point might look perfectly fine from outside.
Our Leak Detection Process
Information Gathering
We start by understanding the problem. When does the leak occur? Which direction does the rain need to come from? How long has it been happening? This guides our investigation.
Internal Inspection
We examine the leak location from inside, tracing water paths where possible. We check the loft space for water trails, staining, and damage patterns that indicate flow direction.
External Inspection
Systematic examination of the roof above and around the leak location. We check all potential entry points – tiles, flashings, valleys, chimneys, vents, and junctions.
Water Testing
When the source isn't obvious, we may use controlled water testing. Applying water to specific areas in sequence and checking for penetration identifies exactly where the roof is failing.
Repair
Once we've found the source, we fix it. Sometimes this is a simple repair – replacing a cracked tile, resealing a flashing. Other times more extensive work is needed.
Common Leak Sources
Flashings
Lead flashings around chimneys, walls, and roof windows are the most common leak source. They crack, lift, and corrode over time. Often the flashing looks fine from ground level but has failed at close inspection.
Valleys
Roof valleys concentrate water from two slopes and take tremendous punishment. Lead valleys crack, felt valleys perish, and debris blockages cause overflow. Valley problems often worsen gradually.
Ridge and Hip Tiles
As mortar bedding fails, ridge tiles can lift and let in rain. The problem is often intermittent – dependent on wind direction driving rain under the tiles.
Tile and Slate Damage
Cracked, slipped, or missing tiles/slates are obvious when visible. But damage on rear slopes or high sections might go unnoticed for months.
Flat Roof Failures
Flat roof leaks can be particularly hard to trace. Water pools and finds any weakness, which might be far from where the leak manifests below.
Chimney Problems
Chimneys have multiple potential leak points – flashing, mortar joints, pots, caps, and the structure itself. Water entering the chimney stack can emerge almost anywhere.

After fixing your immediate problem, we can advise on preventive maintenance. Regular inspection catches developing issues before they leak. Proper gutter maintenance prevents overflow-related problems. Addressing minor issues promptly prevents major repairs.
